Why have me represent you when buying your next home?
  • No Pressure, No Sales Pitch, my services are free to the buyer (seller pays my commission). 
  • I will show you as many houses as you like until your head spins.  It is not uncommon for me to show a potential buyer 15 to 20 homes a day.  And if you don't find one that day, we'll do it over the next day!... and the next... until you find your dream home.
  • Most Realtors will show you 5 homes then pressure you to make an offer on one.  Not me, I provide service and that is exactly what I do. No long faces, no attitudes, no pressure.  Buying a home is one of your most important purchases.  I want you to feel right about it and not be pressured in any way.
  • Working with both buyers and sellers, I have a list of the best, cheapest, and most reliable lenders, inspectors, and home insurance companies in the area. I will share these and much more info with you when you use me.
House Hunting without a Realtor?
 
   First of all, the sellers pay my commissions, not the buyers.  Think you can save money by house-hunting on your own, and asking the seller for a discount since you're not represented by a Realtor? Guess what?  You'll just do the listing agent a favor by doubling his/her commission!  Now she'll get both the buyer's and seller's commissions.  You still will not get a discount.
 
   (Remember:  A Listing Agent's job is to get the BEST price for the seller.  If the listing agent is representing BOTH the buyer and the seller, the listing agent's agenda is STILL, to get the BEST price for the SELLER..)
 
   Your best bet is to be represented by a BUYER'S agent who will look out for YOUR BEST interest.  You can't be on your own to go over pages and pages of property disclosures.  I can point out what to look for.  This is what I do.  I can access property records and sold comparables in the area to guide you in making the best offer and use these tools to leverage our negotiations with the sellers.  The offer is an 8 page document that we are very familiar with.  Exit strategies and leveraging are done by how this is filled out.  Having me as your buyer's agent, I will fill this out to YOUR advantage.  If you have the seller's agent prepare this for you, his/her interest will NOT be for YOU but to the SELLER.  Why?  Because the higher the price, the larger his/her commission.  MY goal is to get you the lowest prove because, the lower the price, the happier you will be. The happier you are, the more you'll brag about me (I love free advertising), besides, I'm FREE!

   I will show you as many houses as you like until your head spins.  I will run comparables to show you what similar houses have sold for in the past few months.  I am a savvy negotiator and I will use that to our advantage to negotiate the best price for you.  I have several different strategies.  I will tell you if the house is over-priced, under priced or priced just right.  I negotiate any additional terms for you including strategies for closing and closing costs.  I will be able to tell you the most common things to look for in a house, both inside and out.  What to do if the house appraises above or below contract price, what your options are.  Where you can lower your closing costs and how.  I will save you money, and I will tell you exactly how, where and why.  Negotiations the key and the leverage comes from having the tools and knowledge to do so.  Best of all ...It's FREE.  Buyer's Guarantee
